Licensing · application required

Not everyone gets this data. That's the point.

InheritedData reaches you months before the probate record is public. A source like that only stays valuable if access is controlled — so every subscriber is reviewed, licensed and bound by how the data may be used.

What licensing protects

  • The head startData that arrives before the filing, not after everyone has it.
  • One owner per recordYour record is assigned to you and to nobody else.
  • Market integrityNo reselling, no redistribution, no list changing hands.
  • Your territoryControlled availability so your counties don't get crowded.
Criteria

What we review before approving access.

Three things decide whether an application moves forward. None of them are about how much you're willing to spend.

01 · Approved use

Who the data is for

Licensing is available to professionals in real estate, legal, estate planning and financing — the fields positioned to act on early data and actually serve the family behind the record. Adjacent businesses are welcome to inquire; eligibility depends on how the data would be used. The goal is a licensed base that provides real value to property owners and estates, not one that saturates a market.

02 · Data handling

What you agree to do with it

Reselling, redistributing or sharing the data outside your organization is prohibited without exception. Access is limited to the licensed subscriber and their internal team — employees and approved contractors working directly under your business. Misuse results in immediate suspension or termination. These rules are what keep the data accurate and the advantage intact for everyone holding a license.

03 · County availability

Whether your market is still open

InheritedData runs on a controlled market model, so availability is limited by county to prevent oversaturation. Counties open today can be secured by another qualified client at any time. Once a county is locked, access to it is closed — which is exactly what protects deal flow for the client who holds it. If your markets matter to you, it's worth checking them early.

Honest version: the application is a filter, not a formality.

We turn people down — usually because the intended use doesn't fit, or because the counties they want are already held. It's faster for both of us to find that out on a fifteen-minute call than three steps into a subscription.
